Thomson Reserve: Landmark New Condo Near Upper Thomson MRT

Thomson Reserve is an eagerly anticipated new launch condominium located along Bright Hill Drive in Singapore’s established Upper Thomson neighbourhood. Set on the former Thomson View Condominium site, the development will introduce approximately 1,268 new homes to District 20.

The project is being developed by a consortium involving UOL Group, Singapore Land Group and CapitaLand Development. These established property groups bring extensive experience in creating quality residential developments, integrated projects and large-scale communities across Singapore.

Thomson Reserve is expected to appeal to families, professionals, investors and right-sizers seeking a new home in a mature residential neighbourhood. Its key attractions include proximity to Upper Thomson MRT Station, Thomson Plaza, reputable schools, popular dining options and extensive greenery surrounding the Central Catchment Nature Reserve.

With an expansive site of approximately 504,314 sq ft, Thomson Reserve has the potential to offer generous landscaping and a comprehensive range of recreational facilities. Official floor plans, unit sizes, prices and the showflat preview schedule will be released closer to launch.

From Thomson View to Thomson Reserve

Thomson Reserve will rise on the former Thomson View Condominium site along Bright Hill Drive. The original 255-unit development comprised 200 apartments, 54 townhouses and one commercial unit on an expansive site of approximately 504,314 sq ft. Following a prolonged collective-sale process, the High Court approved the $810 million Thomson View en bloc sale on 1 July 2025, with the acquisition subsequently completed in October 2025. The site was acquired by a consortium involving UOL Group, Singapore Land Group and CapitaLand Development, paving the way for its transformation into Thomson Reserve—an anticipated large-scale District 20 condominium with approximately 1,268 homes across six residential towers. The transaction was one of Singapore’s largest residential collective sales in recent years, reflecting the rarity and long-term redevelopment potential of such a sizeable site in the mature Upper Thomson neighbourhood.

1. Thomson Reserve Project Information

Thomson Reserve is expected to comprise six residential blocks: two approximately 30 storeys high and four approximately 21 storeys high. Plans also include parking, a swimming pool, clubhouse and communal facilities.

Current project information includes:

  • Project name: Thomson Reserve
  • Location: Bright Hill Drive, Upper Thomson
  • District: District 20
  • Property type: Private condominium
  • Tenure: 99-year leasehold
  • Estimated number of homes: Approximately 1,268 units
  • Site area: Approximately 504,314 sq ft
  • Proposed blocks: Two 30-storey and four 21-storey residential blocks
  • Developers: UOL Group, Singapore Land Group and CapitaLand Development
  • Nearest MRT: Upper Thomson MRT Station
  • Expected launch: 2026, subject to confirmation
  • Expected completion: To be confirmed by the developer

Some third-party property portals currently show different launch and completion estimates. Buyers should rely on the official developer sales documents once these become available.

2. Former Thomson View En Bloc Site

Thomson Reserve will be developed on the former Thomson View Condominium site. The original development comprised 200 apartments, 54 townhouses and one shop unit on a sizeable five-hectare parcel along Bright Hill Drive.

The collective sale was approved by the High Court in July 2025 and completed in October 2025 for $810 million. It was one of Singapore’s largest residential collective-sale transactions in recent years. The acquisition was undertaken through a joint venture involving UOL, SingLand and CapitaLand Development, structured as a 50:50 joint venture between CapitaLand Development and UOL.

The estimated acquisition cost was approximately $1,178 per sq ft per plot ratio after accounting for relevant premiums and charges. While land cost provides useful context, it should not be treated as an official indication of the eventual Thomson Reserve launch price.

A Rare Large Residential Site

Large new condominium sites are relatively uncommon in the mature Upper Thomson area. Thomson Reserve’s substantial land area gives its developers greater flexibility to create landscaped areas, swimming pools, family facilities, internal roads and distinct residential zones.

However, buyers should still study the eventual site plan carefully. In a project of this scale, the experience can vary significantly according to the selected block, stack, floor and proximity to the entrance or facilities.

3. Thomson Reserve Near Upper Thomson MRT

Connectivity is expected to be one of Thomson Reserve’s strongest attributes. Upper Thomson MRT Station on the Thomson-East Coast Line is about a 2-minute walk away via a pedestrian gateway linked to a sheltered linkway network.

The Thomson-East Coast Line provides direct rail access towards:

  • Woodlands and Woodlands North
  • Caldecott
  • Stevens
  • Orchard
  • Great World
  • Marina Bay
  • Gardens by the Bay
  • Tanjong Katong
  • Marine Parade
  • Bayshore

Residents can travel directly to Orchard Road and the Marina Bay financial district without changing MRT lines. At Caldecott, commuters can transfer to the Circle Line, while Stevens provides access to the Downtown Line.

Bright Hill MRT Station is also located in the wider neighbourhood. It is expected to become an interchange with the future Cross Island Line, strengthening connectivity towards areas such as Ang Mo Kio, Hougang, Clementi and Jurong Lake District.

Convenient Access for Drivers

Residents who drive can use Upper Thomson Road, Marymount Road, Lornie Road, Braddell Road and the Central Expressway. These routes provide access to Bishan, Toa Payoh, Novena, Orchard Road, the Central Business District and other parts of Singapore.

The combination of MRT connectivity and established road links makes Thomson Reserve potentially suitable for households with different commuting requirements.

4. Shopping and Amenities Near Thomson Reserve

Thomson Plaza is one of the most important amenities near Thomson Reserve. The established neighbourhood mall provides a supermarket, restaurants, cafés, enrichment centres, retail shops and essential services.

The Upper Thomson neighbourhood is also known for its diverse dining scene. Residents can explore cafés, bakeries, local eateries and restaurants along Upper Thomson Road. Popular nearby food destinations include the eateries around Thomson Imperial Court, Sembawang Hills Food Centre and the shophouses extending towards Springleaf.

For a wider selection of shopping and entertainment options, residents can travel to Junction 8 in Bishan, AMK Hub in Ang Mo Kio, Velocity at Novena Square and the Orchard Road shopping belt.

Daily conveniences such as supermarkets, clinics, childcare centres, banks and household services are already established throughout the Upper Thomson and Sin Ming neighbourhoods. This allows Thomson Reserve buyers to enjoy the advantages of a mature estate rather than waiting years for essential amenities to develop.

5. Schools Near Thomson Reserve

Families are likely to pay close attention to the schools surrounding Thomson Reserve. Ai Tong School is located close to the development and may be within one kilometre of selected residential addresses.

Because Thomson Reserve occupies a large site and may eventually have multiple registered block addresses, parents should not assume that every unit will qualify for the same home-to-school distance category. The precise distance should be verified using the official OneMap SchoolQuery service once block addresses are confirmed.

Other educational institutions in the wider Bishan, Ang Mo Kio and Thomson area include:

  • Catholic High School
  • CHIJ St Nicholas Girls’ School
  • Raffles Institution
  • Raffles Girls’ School
  • Eunoia Junior College
  • Peirce Secondary School
  • Bishan Park Secondary School
  • Mayflower Secondary School
  • Australian International School
  • Stamford American International School Early Learning Village

School admission is subject to prevailing Ministry of Education regulations, vacancies and official distance calculations.

6. Nature and Recreation Around Upper Thomson

Thomson Reserve offers access to some of Singapore’s most valued green and recreational areas. MacRitchie Reservoir Park and the surrounding Central Catchment Nature Reserve provide walking trails, waterfront views and opportunities to experience nature.

Nearby recreational destinations include:

  • MacRitchie Reservoir Park
  • Windsor Nature Park
  • Lower Peirce Reservoir Park
  • Upper Peirce Reservoir Park
  • Thomson Nature Park
  • Bishan-Ang Mo Kio Park
  • Singapore Island Country Club
  • TreeTop Walk

This access to greenery may give Thomson Reserve a distinct identity compared with more heavily built-up city-fringe projects. Residents can enjoy the convenience of MRT access and mature amenities while remaining close to reservoirs, parks and nature trails.

Selected future stacks may enjoy greenery, landed housing or reservoir-facing outlooks. Buyers should wait for the official Thomson Reserve site plan and orientation diagrams before assessing potential views.

7. Thomson Reserve Floor Plans and Unit Mix

The official Thomson Reserve floor plans and complete unit mix have not yet been released. Given its scale, the development is expected to provide a broad selection of homes for different buyer profiles.

These may include more compact units for singles and investors, functional two-bedroom residences for couples, and larger three- to five-bedroom homes for families. However, the exact bedroom mix, unit sizes and layouts remain subject to official confirmation.

When the floor plans become available, buyers should examine:

  • Bedroom dimensions and furniture placement
  • Kitchen configuration
  • Balcony and air-conditioning ledge sizes
  • Storage and utility areas
  • Household shelter positioning
  • Private lift availability in premium units
  • Entrance privacy
  • Exposure to afternoon sun
  • Distance from neighbouring blocks
  • Facility or road-facing orientation
  • Internal circulation and wasted space

A well-designed apartment should be assessed by its usable space rather than total floor area alone. Two units with similar stated sizes can feel very different depending on the amount of space allocated to balconies, corridors, ledges and structural features.

8. Thomson Reserve Facilities and Site Plan

The current proposal includes a swimming pool, clubhouse and communal facilities. More detailed information is expected when the official Thomson Reserve site plan and sales brochure are released.

With approximately 1,268 homes, buyers can reasonably expect a substantial facility offering. However, specific features should not be presented as confirmed until they appear in the official developer materials.

The eventual site plan should be reviewed for:

  • Location of the main entrance
  • Distance between individual blocks and the MRT route
  • Swimming pool and clubhouse positioning
  • Drop-off and vehicular circulation
  • Tennis courts and sports facilities, if provided
  • Children’s play areas
  • BBQ and entertainment spaces
  • Car-park access
  • Refuse areas and substations
  • Facing towards Upper Thomson Road or neighbouring developments
  • Degree of afternoon-sun exposure

In a large development, the best stack is not necessarily the one nearest to every facility. Buyers should balance convenience with privacy, noise exposure and views.

9. Thomson Reserve Price

The official Thomson Reserve price list has not been released. Any figures currently circulating online should be regarded as market estimates rather than confirmed developer pricing.

The eventual selling price will depend on factors such as construction costs, project positioning, market conditions, unit size, floor level, orientation and launch strategy. Premium units with stronger views or more desirable layouts may command higher per-square-foot prices.

Buyers should compare Thomson Reserve with relevant new launches and resale projects in District 20, including AMO Residence, JadeScape, Thomson Three, Thomson Grand and other developments along the Thomson-East Coast Line.

Price comparison should go beyond headline PSF. Buyers should also consider:

  • Total purchase quantum
  • Usable internal area
  • Maintenance fees
  • Renovation requirements
  • Remaining lease of resale alternatives
  • Future supply
  • Exit competition
  • Expected holding period

10. Thomson Reserve Investment Potential

Thomson Reserve has several characteristics that may support long-term demand: proximity to an MRT station, an established private residential neighbourhood, reputable developers and access to schools, shopping and nature.

Its location may attract professionals working in Orchard Road, Novena and the Central Business District. Family buyers may value its larger site, school options and access to established amenities.

Nevertheless, approximately 1,268 units will eventually create substantial internal competition. At completion, multiple owners may attempt to sell or rent at the same time. Investors should therefore prioritise stronger layouts, sensible purchase prices and differentiated stacks rather than relying solely on the project name.

Thomson Reserve may be better suited to buyers with a medium- to long-term holding horizon than those expecting immediate short-term gains.

11. Why Consider Thomson Reserve?

Thomson Reserve brings together several qualities that are difficult to replicate:

  • New development in mature District 20
  • Near Upper Thomson MRT
  • Established shopping and dining amenities
  • Proximity to Thomson Plaza
  • Potentially near Ai Tong School
  • Access to reservoirs and nature parks
  • Large development site
  • Experienced developer consortium
  • Future Cross Island Line connectivity at Bright Hill

Its appeal lies in combining modern condominium living with the familiarity and convenience of an established Upper Thomson neighbourhood. For a closer look at another new launch, see our Dunearn House guide, or browse all our latest new launch projects.
